Vintage Township will eventually be bordered by Quaker Avenue and Slide Road on its east and west sides, respectively, with 114th and 122nd Streets enclosing the north and south boundaries of our 320 acres. Now that's big!
Vintage Township is a mixed-use development consisting of a variety of residential, commercial, open space and civic elements. It will consist of 1,700 homes, townhomes and apartments in addition to over 36 pocket parks and green spaces and a variety of civic land uses. With access to all of these amenities and over 300,000 square feet of shopping, dining, entertainment venues and office space, you can see how Vintage Township is a town within a town!
Our plans are to develop two distinct commercial districts we call "town centers." They will be much like main street districts with shopping, dining and entertainment venues on the first level of each building, and housing and offices located on upper floors. Buildings will sit on the edge of a main street, having on-street parking and large sidewalks for outdoor dining.
The second phase of construction produced the first commercial space at Vintage Township including the Town Hall and a mixed-use building blending a restaurant, executive office space and a physician's office. Commercial tenants require a certain level of homes to be built within a close proximity of their businesses. That is why retail always follows rooftops. As the area builds out (Vintage Township as well as other surrounding developments), the demand will be generated for commercial uses and businesses will follow. We anticipate construction of our town centers could begin as early as Phase V.
What do I do if I have a party at my home? As with any neighborhood, parking is accommodated by parking on the street, in a driveway or in a garage. With a narrower street, parking will typically be on one side of the street only and stretch a little bit further down the street. However, with the beautiful streetscape, your guests won't mind walking a house or two further.

Vintage Township is located in the Lubbock-Cooper School District. However, if you have a child that currently attends a different school district, chances are they can continue to go to that school district. Nevertheless, the Lubbock-Cooper Independent School District is considered one of the most desired school districts in the area.

Actually, the side setbacks for homes in Vintage Township are the same as most new neighborhoods. The curving of the street and the two-story designs of the homes make the homes look closer. This is a key component in creating the beautiful streetscape Vintage Township is known for and that people love so much.
Backyards vary depending on the size of the lot and home. Our smaller homes (Cottages--1,500 SF) are designed on smaller lots. They have intimate courtyards in the back of their lots, and are perfect for the young family just starting out, the single or professional, or the empty-nester who doesn't want to mow a large lawn. Other homes (Neighbor--2,500 SF) have yards designed for larger families, play sets and swimming pools, and offer much more space in the back.

Exterior materials on a home are regulated by the Vintage Township Design Code and based on the style of architecture for a given home. Most styles allowed in the town can be built in brick, stucco, or Hardie or Fiber Cement Siding. If you have a home designed and built for yourself, then your plans will be reviewed by the Design Review Board (DRB) before construction starts. You can submit plans with any material desired and the DRB will evaluate your plans against the Design Code and relevant architectural style chosen.
The property tax millage rate for homes in Vintage Township is $2.41 per $100 of value.
Vintage Institute
The town founder created an entity called the Vintage Institute (a not-for-profit corporation) whose purpose is to promote culture and community throughout the town. The Institute operates on many different levels. It provides and manages a central community intranet to facilitate resident communication; promotes various happenings such as porch parties, movie nights in the park, etc.; organizes larger events such as the Vintage Winter Wonderland; and, it facilitates and assists residents who create special interest clubs such as gardening, Bible study or sports clubs. Rarely does the Institute charge a fee for any event.

Town Governance
The homeowners association in Vintage Township is called the "Town Assembly." It provides a means for each resident to be involved in the governance and management of their neighborhood. It also provides regulatory oversight for things such as the use of the town's common areas, as well as the design and construction activities in Vintage Township. With the vast array of common area amenities and the importance of the quality of each home, the Town Assembly will serve to protect the value of your neighborhood.
